Cairngorm Bothies is Scotland’s first fully off-grid retreat, nestled in ancient Scots pine forest in Royal Deeside. Powered entirely by renewable energy, we are founded on the principle of “leaving the place better than we found it.” Our holistic approach to responsible tourism centres on local employment, reinvestment into community and environment, and low-impact, human-powered leisure. Building on our award-winning accommodation, our new initiative—Cairngorm Excursions—introduces hiking, biking, and (in the future) skiing activities, deepening guest connection to nature without increasing emissions. Sustainability isn’t a part of our business—it is the business, embedded in everything we do.

Reduction of carbon footprint

At Cairngorm Bothies, reducing our carbon footprint is core to our identity. As Scotland’s first fully off-grid retreat, we’ve developed a regenerative, nature-integrated tourism model with sustainability at every level. Our bothies operate on a solar array, carefully sized based on local generation potential and reduced demand, supported by a wood-burning Aga for hot water and cooking. Water is drawn from a solar-powered aquifer, and waste is managed under a zero-to-landfill policy. A formal carbon audit confirms we sequester over 2,000 tonnes of CO₂ annually—far exceeding operational emissions. This is achieved through low-energy design, minimal vehicle reliance, and our actively managed Forestry Stewardship Council (FSC)-certified woodland. Our tree planting regime boosts sequestration, supports biodiversity, and links tourism with conservation and rural regeneration. We address Scope 1, 2, and 3 emissions. To reduce Scope 3, we locally source refillable Bio-Hygiene cleaning products from Aberdeen, optimise delivery and waste collection logistics, and promote low-impact behaviour through digital welcome packs and on-site signage. Our 2024 partnership with the McRobert Trust Estate created a direct trail to Tarland Trails, enabling mountain biking without car use. In early 2025, we launched guided hikes with Hillgoers, including walks from the bothies. Kayaking and skiing will follow, supporting low-emission, immersive experiences. We continue to upgrade solar performance and cut diesel use. Sustainability here is dynamic and ever-improving. Recognised with a Gold Green Tourism Award, Climate Action ACSTA Award, Meaningful Travel Status, and featured in Wanderlust’s Top 50 Travel Green List 2025, we model truly responsible tourism.

Overcoming challenges

The greatest challenge in establishing Cairngorm Bothies was designing and operating a fully off-grid retreat within a 100-year-old Scots pine forest—something never before attempted in Scotland. With no blueprint to follow, we developed a bespoke energy strategy. Initial solar modelling indicated an unfeasibly large array due to Scotland’s limited winter sunlight. In response, we re-engineered our systems to cut consumption: a wood-burning Aga now delivers heating, hot water, and cooking, dramatically reducing electrical demand and allowing for a feasible solar solution. A seasonal diesel backup supports resilience as we continue optimising performance and reducing fossil reliance. Our remote location posed further logistical hurdles. Frequent waste collection wasn’t sustainable, so we partnered with Aberdeenshire Council to introduce a seasonal collection schedule, cutting emissions from low-occupancy months. We also sourced local, refillable cleaning products, significantly reducing single-use plastics and delivery-related emissions. Educating guests unfamiliar with off-grid living was vital. Through digital welcome packs and friendly signage, we promote energy, water, and waste awareness—reinforcing our ethos of conscious consumption. Our boldest challenge remains reducing travel emissions. To address this, we launched a new bike trail linking to the wider Tarland network, added secure bike storage and wash stations, and championed “human-powered adventures” that deepen guests’ connection to the landscape while reducing car use. By blending technical innovation, behaviour change, and climate responsibility, Cairngorm Bothies has turned risk into an award-winning, scalable model for sustainable rural tourism.

The benefit and the next steps

The impact of our sustainability efforts at Cairngorm Bothies has been broad—environmental, economic, and social. Environmentally, we operate as a net carbon-positive business. Through our off-grid design, solar-powered infrastructure, aquifer-fed water supply, and reduced Scope 3 emissions, we remove more CO₂ than we emit. Our actively managed FSC-certified woodland enhances carbon sequestration, supports biodiversity, and promotes natural regeneration. Resource efficiency has improved, waste volumes decreased, and guests are better informed through sustainability education embedded in their experience. Economically, our sustainability-led approach drives strong performance. Since launching in 2020, we’ve doubled capacity, supported by year-round demand from eco-conscious travellers. We employ six local hosts trained in green housekeeping practices, contributing to our Gold Green Tourism status and supporting local livelihoods. Our impact extends across regional supply chains—working with local tradespeople, suppliers, and aligned tourism operators. Socially, we foster behaviour change and connection. Guests leave inspired to embrace sustainable living. Our “human-powered endeavours”—including hiking, cycling, and low-impact guided activities—promote wellbeing and environmental awareness. Community outreach such as our “Doors Open Day” and “Walk & Talk” climate tours builds shared understanding and regional collaboration around responsible tourism. Next steps include expanding our “Hike, Bike, Ski” programme with kayaking, upgrading solar performance to reduce fuel backup, and enhancing carbon tracking through annual audits and real-time monitoring. We’ll continue collaborating with like-minded operators to replicate and scale our regenerative model. Sustainability isn’t a side project it is our business plan.
