Charlesfield Farms have reimagined what a modern rural estate can become. Rather than relying solely on traditional farming income, we have created a diversified business model combining agriculture, commercial property, renewable energy, food and drink production, and environmental innovation within one integrated estate. A great achievement has been transforming a former World War II munitions depot into a thriving industrial estate accommodating 70 businesses, creating a unique rural business ecosystem supporting manufacturing, engineering, construction, logistics, creative industries and environmental enterprises alongside our farming operation. Like many family farms, we faced fluctuating commodity prices, changing agricultural support, increasing environmental expectations and the need to create sustainable income for future generations. Instead of viewing these as threats, we embraced them as opportunities to diversify responsibly. Our anaerobic digestion facility converts organic waste into renewable energy while producing natural fertiliser that supports regenerative agriculture. Recognising changing climate conditions, we also established one of the Scottish Borders' first commercial vineyards, investing in new skills to develop Borders Bubbly®, demonstrating the potential for Scottish viticulture. The forthcoming St Boswells Distillery will bring whisky production back to the Borders, creating employment, supporting local cereal growers and operating within a circular economy. Our industrial estate is home to over 70 businesses employing people across manufacturing, engineering, construction, logistics, renewable energy and professional services. By providing flexible, affordable business premises, we have enabled local companies to establish, grow and create skilled employment within a rural area where opportunities can often be limited. Our investment creates opportunities beyond our own estate. Construction projects, maintenance programmes and infrastructure improvements prioritise local contractors, suppliers and tradespeople wherever possible, ensuring investment remains within the regional economy and supports local livelihoods. As farmers, we work alongside neighbouring farms to create new commercial opportunities. Through renewable energy initiatives, regenerative farming and innovative food and drink developments, we are helping diversify income streams and reduce risk for local agricultural businesses. The Distillery will provide an important new market for locally grown cereals, strengthening supply chains across the Tweed Valley and supporting farming families. We believe successful farming and commercial enterprise must work in harmony with the natural environment, ensuring future generations inherit a productive, resilient and sustainable landscape. Our farming system embraces regenerative agriculture, improving soil health, increasing biodiversity and reducing reliance on artificial inputs. Through contract farming, habitat management, woodland corridors and hedgerow conservation, we enhance carbon storage, support wildlife, improve water retention and build resilience to climate change while maintaining productive farmland. Renewable energy is central to reducing our environmental footprint. Our anaerobic digestion facility transforms agricultural residues into renewable gas injected into the national grid, lowering greenhouse gas emissions while producing nutrient-rich digestate that replaces manufactured fertilisers. Future investment in battery storage and solar energy will further improve energy efficiency and reduce carbon emissions across the estate. Our diversification strategy is equally guided by ethical principles. The planned St Boswells Distillery has been designed around a circular economy, using locally grown cereals, renewable energy and zero waste-to-landfill processes. Spent grain will be processed through the adjacent anaerobic digestion plant, generating renewable energy and producing natural soil conditioner. Borders Bubbly demonstrates our commitment to sustainable innovation, proving that changing climate conditions can create new opportunities for Scottish agriculture.
