The past 2 years have been extremely challenging for many rural businesses and none more so than businesses operating in the tourism and hospitality sector.
Before Covid hit, the outlook was looking bright for Duffus Estate, with plans afoot to start the redevelopment of Duffus House - previously leased to Gordonstoun School for 82 years – and poised to launch a new self-catering eco-cabin.
Undeterred by the blow of having to close their holiday accommodation in March 2020, owners Ed and Caroline Dunbar quickly recognised the opportunity presented by the increase in visitors to Duffus Castle during lockdown and started planning the Kula Coffee Hut, a custom-designed shepherds hut offering high quality barista coffee, speciality teas and home baking. The couple also used the time to further develop their plans for Duffus House while redesigning their website and revamping their self-catering and hospitality offering.
Now that plans are getting back on track, members are warmly invited to join us for a Walk & Talk at Duffus Estate. Key elements of the morning programme:
- Opportunity to see Duffus House and hear about Ed and Caroline’s plans to develop the house into apartments or B&B suites, an event space and a café offering seasonal dishes based on the fantastic larder of NE Scotland
- During the walk you’ll see and hear about the Earthtime Forest School Nursery which is located in the woods close to Duffus House and supported by the estate
- Visit the fantastic Kula Coffee Hut and discover how the project came about, it’s ethos and how it has supported local businesses and provided a focal point for the community during Covid
- Visit the new eco-cabin overlooking Duffus Castle and the more traditional self-catering accommodation at the Old Duffus Farmhouse and gain valuable insights into Ed and Caroline’s approach to superb hospitality and customer service
- You’ll also have the chance to learn more broadly about the management of this dynamic family-run estate

Format of the event: Participants will gather at Duffus Village Hall where tea and coffee will be available on arrival. The Walk & Talk will open with an introduction to Duffus Estate and the main business activities from owners Ed and Caroline Dunbar. Then it’s a short walk to the main hub of the estate at Duffus House and a slightly longer walk (20-30 mins) to the Kula Coffee Hut, and self-catering accommodation at the eco-cabin and the more traditional Old Duffus Farmhouse. It is also possible to drive to the various locations as required.
We’ll then return to Duffus Village Hall for further discussions and refreshments.
